        El Capitan  is located in the heart of Sebastian at 12939 N Indian River Drive, Sebastian, Florida  32958.   The property sits directly on the Indian River Lagoon/Intracoastal Waterway and is perfectly located just outside of the business district of Indian River Drive.

        El Capitan offers an abundance of natural amenities as well as several convenience areas with natural native tiki huts, picnic areas, bocce ball courts, private fishing dock, water access point for paddle boards and kayaks, swings, benches, and dog walk areas, with more amenities coming soon . 

        Sebastian is a true destination town, offering an abundance of amenities to suit every lifestyle. From shopping and dining to a vibrant nightlife and endless water sports, everything you could want is right at your fingertips. What sets Sebastian apart is its laid-back hometown vibe...It has all the charm without the hustle and bustle of a big city. Whether you're seeking adventure or a relaxed atmosphere, Sebastian has it all.

        The land lease is structured to be an easy way for our tenants to bundle their monthly expenditures into one payment for ease of budgeting as well as less worries to keep up with. Our land lease includes all County Property Taxes, City Water and Sewer Service, Curbside trash pick up with supplied receptacles.  Lease includes all grounds Maintenance on the entire property including around all Homes and Common Areas throughout the Neighborhood.   Also includes One acre on the riverfront with private fishing dock, paddle board and kayak access  point, Natural Native Seminoles built thatched tiki huts, picnic tables, benches, swings, Bocce Ball courts, and more to come.  We are constantly improving this area and have many plans to make it a friendly relaxing area to gather or spend private time enjoying the natural beauty that this Property offers.

        We are an exclusive Jacobsen Home dealer and only use their homes due to the High quality and craftsmanship they put into them.         Yes, Pets are allowed at El Capitan,however, there is an aggressive breed restriction. Please contact our Sales team for more details. 

        NO.  At El Capitan, there is a strict no-subletting policy.  Our community is designed for permanent residents who value knowing their neighbors and enjoying a safe, quiet place to call home. This is not a vacation property with transient visitors, but a close- knit neighborhood where relationships and stability thrive.

        Unfortunately, our Project model dose not accommodate bringing homes or RV's from outside the community.  Only our carefully  selected models are permitted. This approach ensures consistency and maintains the high- quality standards we have set for the entire project.  Our goal is to preserve these standards so that El Capitan retains its value and appeal for decades to come.

        No, we do not offer in house Financing for our homes.  However, we work with trusted outside sales professionals who can assist you in securing financing through the open market. These experts are equipped to help you find the best financing options to meet your needs.

        Absolutely !  You have the option to move your home if needed, though it is strongly preferred that it remain in place and is sold to a new buyer. If you choose to move your home, it must be done professionally to ensure safety and compliance. Should you sell, the potential buyer will need to go through the same screening process required  for all new residents to ensure a good fit within our community.

        The lease on your Lot  automatically renews every year and is protected under the Florida statute 723.  This statute clearly states the rights of the landlord as well as the tenant. We highly encourage you to review this statute for your reference.  As long as you remain in good standing and are not evicted under this same statue, your lease will continue to renew for as long as you own your home. 

        No, El Capitan's home sites are not in a flood zone.   During the extensive renovation, the entire property was raised approximately 3.5 feet.   As a result, the average home lot at the East end of the property sits at 8'2" above sea level and at the West end of the property sets approximately 11'4" above sea level. Additionally, each home is elevated an additional 28" to 34" above ground level, ensuring added protection and peace of mind.  It  is recommended that you consult your insurance professional for guidance on this matter to see if you prefer to carry the additional coverage or not.

        All Yard maintenance and communal areas at El Capitan are managed by our property Management team.  This includes all grass area, landscape beds, mulched areas, trees, bushes, and plants.  These services are included in your lease, ensuring a beautifully maintained community year around.  Please note that NO alterations or modifications to the landscaping are permitted without prior consent from management. 

        Unfortunately, no, when we designed the model of this community, we chose to have it color coordinated with no homes of the same color beside each other and using only our five approved colors.  Therefore, you are not allowed to change the color of your home once you select it.   Additionally, you are required to repaint your home every five years, to keep the community to the highest standards possible. 

        Yes, we do enforce the 55+ age restriction, as outlined and governed by Florida Statute 723. While this is a key requirement, there may be slight variations that can be discussed on a case- by -case basis. Please feel free to reach out for more details regarding these exceptions. 

        Unfortunately, we cannot accommodate Boat or RV storage on site due to limited suitable space. However, there are several facilities around town that can meet your storage needs.  Please inquire with our sales office  and our staff will gladly  assist you in locating off site storage options.

        Absolutely! Your friends and family are always welcome at El Capitan. Our lease clearly outlines the duration of their stay and specifies who is permitted to be a permanent resident in your home. While we are an age restricted community, visitors are always welcome as long as their stay is within the established guidelines. 

        We Look at this as a customizable space, so we have left the storage units attached to carport intentionally unfinished, offering you a blank canvas to create a space that suits your needs.  Whether you envision a workshop, hobby room, or extra storage, these versatile spaces are ready for your personal touch.  They all include a switched light and power outlet. 

        We cannot accommodate the storage of personal items, such as paddle- boards or kayaks, at the waterfront area.  This space is intended for all of our guest's use, and there is not enough room to provide storage for everyone.   All Personal items must be stored at your unit and kept out of sight. 

        Our dock is permitted for pedestrian traffic only.   It is designed as a fishing dock and nature viewing platform, offering a peaceful space to enjoy the beauty of the surroundings.

        To ensure consistency and maintain quality control, modifications to your carport area or exterior of your home are not permitted in our community. This policy helps preserve the cohesive and high- quality aesthetic of our neighborhood.
